    A tougher sales market is coming, before you react, it's worth asking what actually works?

    The test match summer just got underway at Lord's and it might not be the only tough summer ahead.

    Savills and Knight Frank both flagged it this week that price pressure building, sales transactions are slowing, there is a tougher summer ahead than most were expecting.

    When markets tighten, the instinct in most agencies is to compete harder on the things clients can see. Work harder on the pitch, look more impressive than the agent down the road or win on price if nothing else works.

    I understand that instinct and I've felt it myself but in my experience it's usually the wrong place to put the energy.

    The truth is that clients don't choose an agency or stay with one based on what they can see. They decide based on how the experience felt or feels and that's a different thing entirely.

    It doesn't get said enough but most people who've actually worked with an agent trust them. They liked them, they felt looked after and the individual experience in this industry is genuinely good.

    The problem is that trust doesn't live in the pitch, it's built across weeks and months of a transaction, through dozens of small moments that most clients couldn't even name individually. Did you call when they said you would? Did I understand what they were telling me? Was someone there when they needed them? Did things move or did they have to chase?

    Every time one of those moments lands right, trust gets a little stronger. Every time it doesn't it leaves them feeling unsupported and by the time they decide not to recommend you or moves their portfolio elsewhere, those moments are long gone.

    So what? Well, most agents are genuinely good at their jobs and get this stuff right. Where it falls down isn't the people, it's the consistency of everything around them. Can everyone in the team continue to deliver over and over without anything slipping through the net?

    When the market is tough, you want to be the agency whose clients never had a reason to doubt them. That's where AI earns its place in a professional agency today. Not as a novelty, not as a replacement for good people but as the thing that makes sure those trust building moments happen consistently, even when the team is stretched and the market is hard.
